Operation and Maintenance Manuals
Operation and Maintenance manuals provide the building owner with concise details of the installed building services with guidance on operation, maintenance and fault finding. We ensure that each manual follows the guidance as detailed in the BSRIA Guide BG 1/2007.

The mechanical and electrical operation & maintenance manuals form the building services section of the main set of building manuals. The building services elements are broken down into separate volumes for each building service discipline.

RAVtech write to our standard template but are able to adapt to various layouts and client requirements.

Building Manuals
A complete set of building manuals must be handed over at the end of a construction project by the principal contractor. Our standard format conforms to the following industry guidelines:

·         CDM Regulations 2007 ACOPs
·         BSRIA Guide BG 1/2007
·         National Building Specification

The full set of manuals consists of 5 separate volumes:
·         Volume 1: Health and Safety File
·         Volume 2: Building Log Book
·         Volume 3: Civils & Structures and Architectural Operation & Maintenance Manual (Building O&M Manual)
·         Volume 4: Mechanical Operation & Maintenance Manual
·         Volume 5: Electrical Operation & Maintenance Manual

RAVtech are fully responsible for collating the information to produce all 5 volumes and only need minimal information from our clients. We take the hassle away and keep you regularly updated with our progress and report any problem areas early, working together to resolve them.

Building Log Book
The building log book is intended to enable the building owner to operate the building in an energy efficient manner in accordance with the design intent. In England and Wales Part L of the Building Regulations requires the production of a Building Log Book.

The Building Log Book allows details of maintenance, energy performance and changes to the building to be recorded. It is totally separate and has a totally different purpose to that of the Operation and Maintenance Manuals.The production of the Building Log Book can be a time consuming task with many areas of expertise to be drawn upon.

We are able to collate all the required information from the various sources, re-format to suit the requirements of the Building Log Book and issue for general comment to the client project team prior to final issue.

Site Based Technical Authoring Services
RAVtech can also provide a site based technical authoring service working closely with the site team to ensure fast and accurate of manuals. This service is priced on a standard hourly rate.
